Step 1: Site Option Secured
Lion Rose secures an option or agreement on a land opportunity before purchasing the site outright.
Example: an investor may fund £50,000 at the early option/planning stage, with a potential return of up to £300,000 if the site successfully reaches the agreed planning, sale or development exit.
Step 2: Planning & Structure
The site is progressed through architects, planners, cost consultants and development professionals to establish what can be delivered.
Step 3: Build & Delivery
Once planning and funding are in place, the scheme moves through construction towards completion.
Step 4: Exit & Return
Returns are realised through the agreed exit route, such as land sale, refinancing, completed unit sales, or the disposal of the finished development.
